Nigeria Needs 800,000 New Homes Annually — Research

Nigeria requires about 800,000 new homes each year to keep pace with population growth, according to new research by PAC Research.

The demand could rise to 2 million homes annually by 2030, highlighting the scale of the housing deficit.

The reports “From Shortage to Opportunity: Unlocking the Billion-Dollar Housing Market” and “Lagos Housing Report: A Treasure Trove of Possibilities” estimate Nigeria’s housing shortfall at 28 million units, with Lagos alone facing a 3.4 million-unit gap.

Despite the challenge, the deficit represents a major investment opportunity, with the market’s potential value running into trillions of naira.

The reports also noted Nigeria’s mortgage penetration is below 1% of GDP, compared to 77% in the U.S. and 31% in South Africa.

The national report stated: “Nigeria stands at a critical juncture where rapid urbanization and economic transformation converge to create unprecedented opportunities.”

In Lagos, which attracts 475,000 new residents annually, housing stock is estimated at 1.49 million units, while demand is about 4.69 million units, leaving a gap of 2.81 million units.

More than 52% of residents prefer one- and two-bedroom apartments, reflecting strong demand for affordable, compact housing. Rental yields remain high in prime areas, with three-bedroom apartments in Victoria Island commanding up to ₦18m annually.

The reports recommend incremental housing models, deeper housing finance penetration, and stronger public-private partnerships (PPPs) to bridge the gap.

Shehu Usman Osidi, MD of the Federal Mortgage Bank of Nigeria, described the findings as “a call to action… The time to invest in Nigeria’s housing market is now.”
